Prices are typical ranges for residential window cleaning in the US and Canada in 2026. Your local market, travel time and competition change what you can charge, so adjust "Your rates" to match.
How to price window cleaning jobs
Most window cleaners price a job one of four ways: per window, per pane, by house size or by the hour. Per window is the most common for houses because customers understand it and you can quote from a photo or Street View. Whatever method you use, the price has to cover your drive, setup time and a fair hourly rate.
Price per window
Count the windows and multiply by your rate. In most US and Canadian markets, outside-only cleaning runs about $4 to $8 per window, and inside plus outside about $8 to $16. Count a double-hung window as one window, and a large picture window or a patio door as one or two depending on size.
Price per pane
Pane pricing works better for French windows and divided-light glass, where one window can have 10 or more small panes. Typical rates are $2 to $8 per pane. If most of your houses have standard windows, keep per-window pricing and add a French pane surcharge instead.
Price by house size
Some pros set flat packages: a 1-floor home, a 2-floor home and a large home, each with an outside-only and an inside-plus-outside price. Packages are fast to quote and easy for homeowners to compare, but check the window count so a big house doesn't slip into a small-house price.
Hourly pricing
Hourly pricing ($45 to $75 an hour per cleaner is common) is fair for odd jobs and commercial work, but homeowners prefer a fixed price. Use your target hourly rate to check your per-window prices: if a job takes 3 hours and you want $80 an hour, it should come to at least $240.
Charge for height, access and condition
- 2nd floor: add 15% to 25% on the outside work. 3rd floor: 30% to 40%.
- Screens: $2 to $5 each. Tracks and sills: $2 to $5 per window.
- Hard water stains: $10 to $30 per window, depending on how bad they are.
- First clean in years, or after construction or painting: add 15% to 50% for stickers, paint and heavy dirt.
Set a minimum job price
A small job still costs you a drive and setup. Most window cleaners use a minimum between $100 and $200, so a 6-window apartment doesn't lose you money.
Give recurring customers a discount
Repeat work is cheaper to do and fills your schedule. A common setup is 10% off for twice a year, 15% for every 3 months and 20% for monthly service.

Most window cleaners price a house from Google Maps and Street View, then text the price and a few open dates. The pro who answers first usually gets the job.
